Program Overview
Cheboygan County Habitat for Humanity works in partnership with people from all walks of life to build homes, communities, and hope. We believe it is a basic human right that everyone has access to safe, stable, and affordable housing. We want to help you build a better life for you and your family that will last generations. Side by side we will help you build a new home and help you learn the skills to become a successful homeowner. Becoming a homeowner is hard work but with some help from volunteers and donors, we can build a stronger future together.
Habitat houses aren't free. Habitat home buyers work hard to create a permanent solution to their housing struggles, and they purchase their homes from Cheboygan Habitat with a low – zero percent interest mortgage, typically not exceeding 30% of monthly income.

Program Partners are selected based on:
- Ability to pay an affordable mortgage or loan
- Willingness to partner which includes taking classes in financial management and budgeting, home maintenance, as well as performing Sweat equity hours’ to help build, renovate or repair projects under construction.
- Level of need

Applicants must also have a housing need. This can vary for each household. For example, your current shelter has problems with the heating, mechanical or electrical systems, mold issues, etc. You could also be paying to much for your current living situation or having overcrowding issues.

Ability to Afford a Mortgage or Loan
Applicants must be able to afford a mortgage or loan for their build/project. CCHFH serves community members falling between 30 - 60 percent of the Area Median Income as set forth by HUD. View the chart above to see if your family meets this criteria based on your family size. *Applicants falling above 60% AMI but can't qualify for a conventional mortgage are encouraged to call us for more details.
*Applicants are first selected to be part of our program and then will have to get approved for an affordable mortgage or loan at the end of the project. |
Willingness to Partner
One of the main components to our programs, is Sweat Equity. If you are approved for a program, each adult in the household must be willing to put in 250 hours of sweat equity with 100 of those hours to be completed before construction begins on your project. Our goal is for you to learn the skills needed to maintain your home throughout the life of your mortgage. You should be able to learn more aspects of construction through sweat equity.
